Developers of yet another apartment block have been told to urgently fix a number of issues just weeks after a 900-unit complex was found to be at risk of collapsing.
The five-storey building comprising of 31 apartments at 11-15 Mitchell Avenue in Jannali, in Sydney’s south, was found to have a total of 47 defects during an inspection in 2023.
Developers Mitchell Avenue Development were handed on Thursday a Building Work Rectification Order from the NSW Building Commission.
Issues were found in the concrete and waterproofing at the complex while the fire safety was not up to code according to the report.
Mitchell Avenue Development has 120 days, or until May 31, to complete works that rectify the flaws.

Cracks were found in the concrete on the balcony of an apartment and in the building’s fire stairs, while ‘foreign objects’ were found embedded in the material in ‘various areas’ of the underground carpark.
The fire stair landing on the complex’s fourth floor was found to have cracked concrete that exposed reinforcement, leading it to rust.
Other sections of concrete were found to have not been properly vibrated or compacted leading to areas of ‘segregation and honeycombing’ and weakening it.
Waterproofing issues accounted for 16 of the defects after the inspectors found numerous instances of water penetrating the property and damaging units.
Another 17 defects were found to have stemmed form fire safety, one of which included a gap found in a fire door.
All doors to service cupboards on residential floors were also found to not have any fire protection, non-combustible covering or smoke seals.
The report stated that Mitchell Avenue Development are ‘committed’ to fixing the defects but questioned why the builder, Truland Development, weren’t also ‘being pursued’.

Acting NSW Building Commissioner Elizabeth Stewart wrote in the report she had ‘considered and accepted’ the extensive works to fix the defects will likely be costly, but must meet industry standards.
‘However, the cost to the developer must be balanced against the benefit to the occupiers at the development,’ she wrote.
‘Considering these potential consequences as outlined in this order, I give greater weight to the seriousness of the defects and failure to adhere to the Australian Standards and Building Code of Australia.’
Daily Mail Australia contacted Truland Development for comment.
It comes just weeks after another Building Work Rectification Order was issued for Greenland Australia, the developers behind 23 Halifax Street at Macquarie Park.
Serious damage and the deterioration of the concrete slabs at joint locations between the basement and ground floor, and levels six, 11, 17, 22, and 31 were identified.
The issues, which the order says were caused ‘by defective workmanship’ could cause the entire 900-unit building, or parts of the building, to topple, the order stated.
