A period house in South Kilkenny on the market for €1.3 million has a hidden festive surprise for its future owner.

The gentle hillside setting of the property allows for stunning views. The landscaped gardens have been planted with a wide variety of perennials and the sound of a freshwater stream.
The farmland extends to about 15.7 hectares ( about 39 acres) of which some 4.45 hectares (or 11 acres) are planted to Christmas trees, the balance of the land being natural woodland and gardens.
The house is based in a part of Kilkenny that is steeped in history. Duiske Abbey in the village can be traced back to 1204 and the ancient monastic settlement of St. Mullins is only across the river.
There are excellent sporting activities close by including, fishing, hiking, and golf at the championship Mount Juliet course and a host of water sport activities at Graiguenamangh.
Ballyogan House is also conveniently located with access to the M9 motorway which allows for a short travel distance to Kilkenny City, Waterford and Dublin. This means its future owners can enjoy the serene countryside without feeling isolated from the outside world.
