“It’s the largest condo on the Weehawken waterfront,” said Nicole Exposito, the listing agent with Nest Seekers Hoboken. “The only kind of square footage around here like that is in a brownstone, which is vertical living. This unit also comes with two parking garage spaces and it has its own private entrance.
“There is a level of exclusivity and privacy with having a private entrance,” Exposito said. “You can come and go without seeing anybody. We have had celebrities who have lived in the building.”
The townhome is listed for $3,999,999 and has a monthly homeowner’s association fee of $3,469.
The New York Waterway ferry is a 5-minute walk from the building and an 8-minute ferry ride into New York City. It’s also steps from the Port Imperial light rail stop. And there is a promenade for walking, biking or jogging outside the building that stretches south into downtown Jersey City and north into Edgewater.
It is one of the most sought-after addresses on the New Jersey Gold Coast. “There’s built-in equity here,” said Exposito, who herself has lived in the building for nine years.
The median sales price of a home in Weehawken was $1,050,000 in 2023, according to data from New Jersey Realtors. It was down about 2.3% from the $1,075,000 median sales price in 2022.
The townhome has been looked at by people who live in New York City, families with kids and empty nesters who want to downsize from large homes in places like Alpine and Montclair.
“They want to downsize but not to 1,100- or 1,200-square-feet. They still want room for their kids to come visit but they want less maintenance,” she said. “They don’t want to take care of a pool or landscaping. They want everything done for them.”
